Sounds like a good plan. My thought was to just freeze the resetting of mortgage rates on the ARMs to prevent future interest rate creep but your plans sounds simpler and maybe more populist. How did you derive the 5.25? Was that based on anything other than it being a n affordable and reasonable rate? Also, this is something that should have been done a year ago. I fear the horses have already left the barn...
